SUMMARY:   To supervise multi-skilled personnel and contractors in the repair, modification, upgrade, overhaul, and maintenance of the USG Headquarters Building’s mechanical, electrical, HVAC (heating, ventilation & air conditioning), FLS (fire life safety), and all other related building equipment

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.  Other duties may be assigned.

  • Ensures demand and preventive maintenance service requests are completed on time
  • Reviews design criteria and/or repair cost estimates
  • Prepare estimates, statements of work, and justifications for procurement of goods or services.  Assists Contract Administrators in the preparation of Request for Proposals and Invitation for Bid
  • Oversees the work of vendors on service or maintenance contracts and ensures they meet applicable standards and are performed satisfactorily and in accordance with contract requirements
  • Inspects all work in progress and completed projects to ensure work is satisfactory
  • Diagnoses maintenance problems; directs repairs, equipment overhauls, upgrades, and modifications; or recommends corrective action to high rise building equipment
  • Develops, implements, and oversees maintenance programs; ensure compliance with preventive maintenance plans and schedules.   Reviews and maintains or manages  maintenance records; prepares weekly and monthly activity reports
  • Prepares comprehensive reports, spreadsheets, and correspondence
  • Leads and coordinates all tenant improvement from planning thru completion
  • Keeps management abreast of all issues and provide updates on all work in progress status
  • Develops annual maintenance budgets and ensures contracts and projects are completed within approved budgets
  • Ensures that Metro receives and maintains proof of applicable licesnces and permits for work being performed by vendors
  • Organizes and schedules on-going education for subordinates in their area of specialty such as plumbing, electrical, mechanical, etc.
  • Utilizes a computer based information system to process work orders, incidents, timesheets, material requests, and perform other related tasks.
  • Supervises a multi-skilled staff including scheduling, shift activity and conducting performance evaluations
  • Accounts for subordinate and personal compliance with all of Metro’s safety rules, polices, and procedures
  • Maintains, supports, and promotes a safe work environment while complying with all of Metro’s safety rules, policies, and procedures


  • Associate’s degree – Related field or equivalent training from a recognized trade school


  • 4 years of experience performing demand and preventative maintenance or repair work in a high rise facility to include mechanical, electrical, plumbing, fire life safety (FLS) systems,  or other related building and equipment OR
  • 4 years of experience performing demand and preventative maintenance or repair work at a facility to include mechanical, electrical, plumbing, fire life (FLS) systems or other related building and equipment.
  • At least two years of experience must be in a full-time Lead capacity, OR
  • 2 years of supervisory-level experience in the maintenance and repair of a commercial high rise building and equipment or overseeing contractors in the repair and maintenance or construction of facilities and related systems and equipment OR
  • 2 years of supervisory level experience in the maintenance and repair of a building and equipment or overseeing contractors in the repair and maintenance or construction of facilities and related systems and equipment.
  • Valid California Class C Drivers License
  • High rise facility experience desirable.


Knowledge of:

  • Theories, principles, and practices of the repair and maintenance of high rise facilities and associated systems including and not limited to electrical, hydraulic, compressed air and construction
  • Basic engineering
  • Contract maintenance management procedures
  • Applicable local, state, and federal laws, rules, and regulations relating to safety requirements and procedures including HAZMAT and Storm Water Pollution Act
  • Principles of supervision
  • Operation and troubleshooting of high rise building systems
  • Preventative maintenance software
  • Fire Control System and Building Management (Automation) System
